Al Mowaihat

Al Mowaihat is one of Ajman's most established and sought-after residential communities, positioned in the southern part of the emirate close to the Ajman–Sharjah border. It's widely regarded as one of the best areas in Ajman for buying a villa, known for its grand architecture, spacious layouts, and genuinely tranquil, low-density atmosphere a marked contrast to Ajman's busier, more commercial districts.

The community is organised into three distinct sub-areas: Al Mowaihat 1, Al Mowaihat 2, and Al Mowaihat 3, each with its own character and property mix, though all share the same broad appeal of spacious homes, family-friendly infrastructure, and easy access to Sharjah and Dubai. This guide provides a general overview of Al Mowaihat as a whole; each sub-community has enough distinct character to merit its own dedicated guide, which we cover separately.

Al Mowaihat sits within Ajman's designated freehold framework, with properties across the community available on a freehold basis to eligible buyers, including non-UAE nationals, subject to standard registration with the Ajman Department of Land and Real Estate Regulation. This makes it a genuine option for international buyers and investors, not just a rental market.

Al Mowaihat suits families and buyers who specifically prioritise space, quiet surroundings, and freehold villa ownership at prices generally more accessible than comparable properties in Dubai or Sharjah, as well as investors drawn to the area's steady rental demand and continued development.

Road Connectivity & Commuting

Al Mowaihat benefits from excellent road access via Sheikh Mohammed Bin Zayed Road (E311) and Emirates Road (E611), with Sheikh Ammar Bin Humaid Street serving as the internal main road connecting all three sub-communities to both highways. Al Ittihad Road (E11) provides an additional route to central Ajman and to Sharjah, which is roughly 3.8 km away. Public buses, primarily AJ2 and SHJ2, serve the area, linking residents to Ajman's industrial zones and Sharjah, alongside widely available taxis.

Schools

Al Mowaihat is one of Ajman's best-served residential areas for schools, with a genuinely strong concentration of options within a short drive, including Ajman Academy, Al Ameer English School, Al Shola Private School, Frontline International Private School, The International School of Choueifat, Oxford School, Delhi Private School, and Habitat School Al Tallah, most reachable within around 5 minutes.

Healthcare

Residents have good access to healthcare, including Saudi German Hospital in neighbouring Al Tallah, generally less than a 5-minute drive away, along with Thumbay Hospital, around 12 minutes away, and Ajman Medical Centre. Higher education campuses including Ajman University, Gulf Medical University, and City University College of Ajman are also a short drive away.

Shopping

City Life Al Tallah Mall is the nearest shopping destination for everyday retail and dining, with City Centre Ajman, the emirate's largest mall, also within reach for a fuller shopping and entertainment experience. Local grocery stores, including Tallah Almadina Supermarket, Hasan Al Madina Supermarket, and Al Hooth Supermarket, meet day-to-day needs within the community.

Mosques

Al Mowaihat is served by several community mosques, including Masjid Saeeda Al Zaabi, Masjid Al-Nabi Nooh, Al Anbiah Mosque, and Al Ittihad Masjid.

Recreation & Attractions

Residents have access to Al Zorah Golf Club and Ajman Beach a short drive away, along with Al Tallah Camel Racecourse and the Wasit Wetland Centre for a taste of traditional Emirati culture and nature. Al Mowaihat 3 in particular sits directly across from the Sharjah Golf and Shooting Club.

Evening Life & Entertainment

Al Mowaihat is a quiet, family-oriented community rather than an entertainment destination its appeal lies precisely in being free from urban noise and crowds. Evenings here centre around home life, family dining, and the area's parks and green spaces rather than nightlife, which residents typically find in central Ajman, the Corniche area, or neighbouring Sharjah and Dubai.

Community Character & Ongoing Development

Al Mowaihat is still a community in the making, with new residential and commercial projects continuing to develop across all three sub-areas. This means the exact level of finished infrastructure varies by specific pocket, and buyers or tenants should expect some ongoing construction activity depending on where in Al Mowaihat they're looking.

أنواع العقارات

Al Mowaihat offers a genuinely diverse property mix across its three sub-communities, including standalone villas, townhouses, apartments, and duplexes, as well as a smaller commercial component.

Villas

Villas dominate Al Mowaihat's property landscape and are the area's signature offering, typically standalone, Emirati-style homes in 3- to 7-bedroom configurations, with built-up areas commonly ranging from around 3,200 sq ft up to 5,400 sq ft or more. Villas generally include a majlis, a maid's room, a private garden, and covered parking for multiple vehicles, with 2- to 3-storey layouts common throughout the community.

Apartments

Apartments are available in studio through to 3-bedroom configurations across Al Mowaihat's sub-communities, generally in low- to mid-rise buildings. These offer a more accessible entry point into the community for buyers or tenants who don't need a full villa.

Townhouses & Duplexes

A smaller number of townhouses and duplexes are also available, offering a middle ground between apartment living and a full standalone villa.

Commercial Properties

Commercial plots, showrooms, offices, and warehouses are available in parts of Al Mowaihat, particularly in Al Mowaihat 3, which suits investors and business owners while complementing the area's predominantly residential character.

Freehold Ownership

Properties across Al Mowaihat are available on a freehold basis, allowing eligible buyers, including non-UAE nationals, to purchase with full ownership rights. As always, confirm the current, specific freehold status and title terms for any individual property directly with the Ajman Department of Land and Real Estate Regulation before purchasing.

For our detailed guide to one of the sub-communities, see Al Mowaihat 3 Area Guide, with dedicated guides to Al Mowaihat 1 and Al Mowaihat 2 to follow.

  • Confirm which sub-community a listing belongs to. Al Mowaihat 1, 2, and 3 each have their own character and pricing, so clarify exactly which part of Al Mowaihat a specific property sits in.
  • Ongoing construction in parts of the area as a still-developing community; expect visible construction activity depending on the specific pocket of Al Mowaihat.
  • Verify freehold status and title terms per unit; while Al Mowaihat sits within Ajman's freehold framework, confirm the specific ownership terms for the exact villa, apartment, or plot you're considering.
  • Public transport is more limited than in central Ajman, though bus routes do serve the area; private vehicles and taxis remain the practical default for most residents.
  • Villa-dominant market buyers or tenants specifically wanting a high-rise apartment or beachfront location will generally find better options elsewhere in Ajman.
  • Compare pricing carefully; villa rents and sale prices vary significantly by size, condition, and exact sub-community, so compare several listings rather than relying on a single average figure.
