Al Jerf (also written as Al Jurf) is one of Ajman's most established and centrally important districts, located in the western part of the emirate, close to the coastline and Al Ittihad Street (E11). It's a genuinely mixed-use area, blending long-standing residential neighbourhoods with major government institutions, healthcare, higher education, and one of Ajman's largest shopping malls, all within a compact, well-connected part of the city.
Al Jerf is organised into several distinct blocks: Al Jerf 1 and Al Jerf 2, which are primarily residential communities with a mix of villas and apartments; Al Jerf 3, a smaller, mostly apartment-led mixed-use pocket; and Al Jerf Industrial Area, which is entirely dedicated to commercial and industrial use. This guide focuses specifically on the residential and mixed-use side of Al Jerf 1, 2, and 3 and is not about Al Jerf Industrial Area, which is a separate district covered in its own dedicated guide.
This article provides a general overview of Al Jerf. Because Al Jerf 1 and Al Jerf 2 each have their own distinct property market, pricing, and community character, we cover each in depth in their own separate guides; this page is your starting point for understanding the wider area.
What sets Al Jerf apart from most other Ajman residential districts is the sheer concentration of major institutions located within it. This is genuinely one of the emirate's civic and educational hubs, not just a place to live.
This mix of civic, educational, and healthcare institutions is a major part of Al Jerf's identity, and a genuine practical advantage for residents — many day-to-day and official errands can be handled without leaving the district.
Al Jerf sits close to the coastline and directly benefits from Al Ittihad Street (E11), giving residents strong connectivity across Ajman and onward to Sharjah and Dubai. Sheikh Maktoum Bin Rashid Street also runs through the area. Public transport includes several bus stops serving the district, such as those near Khalifa Hospital and Ajman University.
Al Jerf is genuinely well served by schools, particularly within Al Jerf 2, including Habitat School (CBSE curriculum, KG to Grade 12), Global Indian School (CBSE), WISE Indian Academy, and Pakistani School Ajman, along with Ajman Modern School and Avalon Heights World Private School in the wider Al Jerf area. This range of curricula, including CBSE and international options, makes the district a practical choice for a broad mix of expat families.
See our dedicated school guides for Habitat School, Al Jerf, Global Indian School, Al Jerf 2, and Ajman Modern School.
Healthcare provision in Al Jerf is strong for an Ajman residential district, including Sheikh Khalifa General Hospital (over 200 beds, with specialised centres for women, children, and diabetic care) on University Street near City Centre Ajman, along with Thumbay Hospital, Al Jerf Medical Centre, and several pharmacies including New Dooa Pharmacy on Maktoum Bin Rashid Street.
Sheikh Zayed Mosque is a prominent landmark within Al Jerf 2, notable both for its religious significance and as one of the area's recognised sights. Flag Park, home to a 122-metre-tall UAE flag, playground, and running track, is another well-known local landmark.
City Centre Ajman is the standout shopping destination in Al Jerf, the largest mall in the emirate, with around 370,000 sq ft of retail space, a large Carrefour hypermarket, VOX Cinemas, Magic Planet, and numerous dining options. Beyond the mall, Al Jerf has a good spread of everyday supermarkets and local shops across its residential blocks.
Al Jerf has more genuine evening and leisure options than many purely residential Ajman districts, thanks to City Centre Ajman's cinema and entertainment offerings, along with nearby beaches including Al Zorah Public Beach and Ajman Beach, and beachfront hotels such as the Oberoi Beach Resort, Fairmont Ajman, and Ajman Saray within a short drive. For families, Ajman Equestrian Club and Quattro Sports Centre offer additional recreational options.
Al Jerf is often described as blending traditional Emirati character with modern infrastructure, a well-established, family-favoured district rather than a newly built one. Its combination of green parks, civic institutions, healthcare, and shopping gives it a genuinely rounded, self-sufficient community feel compared to some of Ajman's newer, still-developing suburbs.
Al Jerf offers a genuinely broad property mix across its residential blocks, spanning villas, apartments, and a smaller number of commercial units within its mixed-use pockets.
Reported rental levels vary meaningfully by block; studio apartments are reported at around AED 18k–25k per year, one-bedroom units at around AED 28k, and larger villas often below AED 85k–90k per year, though exact rates depend heavily on the specific building, block, and unit condition.
