About Ajman Uptown

Ajman Uptown

Ajman Uptown is a large, established freehold masterplan on the eastern edge of Ajman, developed by Sweet Homes Group and launched in 2007 as the emirate's first freehold villa and townhouse community. It sits directly on Sheikh Mohammed Bin Zayed Road (E311), within the wider Al Zahya area, bordered by Al Helio to one side and Emirates City immediately to its south, with the Al Jurf Industrial area also nearby.

Rather than being split into separate named sub-communities, Ajman Uptown is one continuous masterplan in which villas and townhouses are distinguished by design names: Erica (2–3 bedroom townhouses), Acacia, Begonia, Camellia and Dahlia (4-bedroom villa designs) and VIP (5-bedroom villas) alongside a newer, still-developing cluster of apartment buildings. The finished masterplan is designed to include 1,504 villas and townhouses in total, plus a hotel, shopping mall, school, health club and two mosques, spread across more than 3.5 million square metres of land. The community is roughly 80% complete, with its first phase of 350 homes handed over by the Ajman Ruler in November 2016; the remaining units continue to be built out and sold in parallel.

Ajman Uptown sits within Ajman's freehold framework, open to all nationalities and subject to standard registration with the Ajman Department of Land and Real Estate Regulation. The community is gated with 24-hour security, and was designed with sustainability features including solar-powered street lighting and a dedicated recycling and waste management system.

Ajman Uptown suits families and buyers who want a villa or townhouse rather than an apartment, in a large, established gated community with a genuine delivery track record, at prices generally positioned below central Ajman and Dubai. It's a practical fit for buyers prioritising space and a quieter, suburban setting over proximity to the city centre.

Area Details

Ajman Uptown sits directly on Sheikh Mohammed Bin Zayed Road (E311), giving residents a practical route to central Ajman, Sharjah and Dubai. Sharjah International Airport is generally reachable in about 20 minutes, central Ajman in about 20 minutes, and Dubai in roughly 45–50 minutes, depending on traffic and the exact route.

Public transport in the community itself remains limited while build-out continues, so as with most of Ajman's eastern communities, most residents rely on private vehicles or taxis for daily commuting.

Schools & Nurseries

Families in Ajman Uptown have access to several schools in the surrounding area, generally within a 15–20-minute drive. Distances below are approximate, measured from the general Ajman Uptown community rather than a specific plot; confirm the exact figure for your unit before relying on it:

Healthcare

For everyday healthcare, residents typically travel a short distance to smaller clinics, with Sheikh Khalifa General Hospital in nearby Al Jurf commonly used for more comprehensive care. Ajman Speciality Hospital, Amina Hospital and Sheikh Khalifa Hospital Women and Children are also reachable in the wider Ajman area within roughly 20–35 minutes.

Restaurants & Cafés

Ajman Uptown itself leans toward everyday, family-style dining rather than a large restaurant scene, reflecting the community's still-developing commercial component. Residents currently rely on a mix of casual local options in the surrounding area, with a wider selection including fine dining generally a short drive toward central Ajman or the Corniche.

Mosques & Places of Worship

Two mosques are planned within the Ajman Uptown masterplan as it is completed. In the meantime, residents have access to community mosques in the surrounding area. For residents of other faiths, the nearest churches, including Winners Chapel International Ajman in Al Rashidiya 1 and St. Michael's Roman Catholic Church in Al Yarmook, are generally reachable within a 20–25 minute drive.

Shopping & Nearby Malls

Ajman Uptown does not yet have its own shopping mall, though one is planned as part of the masterplan. In the meantime, residents rely on local supermarkets in the surrounding area for everyday needs. Leptis Mall Ajman is generally about a 15-minute drive away, with City Centre Ajman, My Mall Ajman, Dana Mall, and Flamingo Mall reachable in roughly 20–26 minutes.

For recreation, residents have access to nearby parks, including Hamidiya Park, along with Al Tallah Camel Racecourse a short drive away, and Al Zorah Golf Club and Ajman Beach a little further afield, generally within around a 30-minute drive.

Evening Life & Entertainment

Ajman Uptown is a quiet, family-oriented community rather than an entertainment or nightlife destination; evenings here typically centre around home life, community parks and casual dining. Residents looking for a livelier evening out generally travel toward central Ajman, the Corniche area, or neighbouring Sharjah and Dubai, where these options are more established.

Community Character & Ongoing Development

Ajman Uptown is best understood as a single large masterplan at different stages of completion in different pockets, rather than a finished, uniform community. Established villa and townhouse clusters sit alongside areas still under active construction, and the planned mall, hospital, school and hotel components have not yet been delivered. As with many growing Ajman communities, buyers and tenants should expect some ongoing construction, depending on which part of Ajman Uptown they're considering.

Property Types

Ajman Uptown is best known for its villas and townhouses, with apartments a newer and still-emerging part of the community's property mix.

Villas

Villas are available in 3- to 6-bedroom configurations, with the largest 5-bedroom homes marketed under the VIP name. Built-up areas commonly range from around 2,200 sq ft up to 6,000 sq ft or more for larger plots, with French-influenced architectural styling consistent across the community. Most villas include a majlis, maid's room, fitted kitchen and covered parking.

Townhouses

Townhouses are typically 2- to 4-bedroom layouts arranged over two floors, with the 2- and 3-bedroom homes marketed under the Erica name and 4-bedroom layouts available under the Acacia, Begonia, Camellia and Dahlia designs. Built-up areas commonly range from roughly 1,450 sq ft to around 2,230 sq ft, generally including a private balcony, covered parking and access to shared community amenities such as gardens and pools.

Apartments

A growing number of apartment buildings are being added to Ajman Uptown's skyline alongside the established villa and townhouse stock. This is a newer, still-developing category with less established resale data than the villas and townhouses, so treat specific size or price expectations as provisional and confirm current details directly with a listing agent or the developer.

Residential & Commercial Plots

Land plots are also available within the masterplan for buyers wanting to build independently. As with any plot purchase, confirm the exact permitted use, size, building regulations and required permits with the relevant Ajman authority before purchasing.

Nearby Areas

Ajman Uptown borders and sits close to several other Ajman communities, useful for residents comparing options or exploring further afield:

  • Al Helio, a neighbouring, well-established community offering a broader mix of apartments, villas and plots
  • Emirates City, a bordering mixed-use residential and commercial zone immediately to the south, geared more toward apartment living
  • Al Zahya, the wider district Ajman Uptown sits within, offering a similar mix of villas, apartments and plots
  • Al Jurf Industrial, a nearby industrial area that also hosts a number of schools serving the wider eastern Ajman corridor
  • Al Yasmeen, a further established villa community sharing similar E311 highway access

Consider Things

  • Confirm which design cluster a listing belongs to. Erica, Acacia, Begonia, Camellia, Dahlia and VIP homes differ meaningfully in size and layout, so clarify exactly which design a specific villa or townhouse is before comparing it to another listing.
  • Check the construction status of the exact plot, not just the community-wide figure. Ajman Uptown is roughly 80% complete overall, but that figure blends fully delivered clusters with areas still under active construction.
  • Apartments are a newer, less-established category here, with more limited resale data and less consistent supply than the villas and townhouses.
  • Public transport is limited, as in many of Ajman's eastern communities; a private vehicle or taxis are the practical default for daily commuting.
  • No shopping mall within the community itself, yet residents rely on local supermarkets for everyday needs and a short drive for a full mall experience.
  • Verify freehold status and title terms per unit: While Ajman Uptown sits within Ajman's freehold framework, confirm the specific ownership terms for the exact villa, townhouse or plot you're considering.
  • Compare against similar nearby communities: Al Helio and Al Zahya offer a broadly similar villa-led lifestyle in the same eastern corridor, so compare pricing, unit mix, and amenities across a few communities before deciding.

FAQ

Ajman Uptown is a large freehold masterplan on Sheikh Mohammed Bin Zayed Road (E311), developed by Sweet Homes Group. Launched in 2007, it was the first freehold villa and townhouse project in Ajman.
They're Sweet Homes Group's design names, not separate sub-communities. Erica refers to 2- and 3-bedroom townhouses; Acacia, Begonia, Camellia and Dahlia are 4-bedroom villa designs; and VIP refers to the largest 5-bedroom villas.
No. The masterplan is roughly 80% complete, with its first 350 homes delivered in 2016. Remaining villas, townhouses, and apartment buildings are still being built and sold, so construction status varies by plot.
Ajman Uptown sits directly on E311, with Sharjah International Airport generally around 20 minutes away and Dubai roughly 45–50 minutes away, depending on traffic and route.
Not yet, though one is planned under the master plan. Residents currently rely on local supermarkets, with Leptis Mall Ajman around 15 minutes away and several larger Ajman malls within 20–26 minutes.
Yes, generally. It's a gated, family-oriented community with parks, villa and townhouse living, and schools within a short drive, though some amenities, including the community's own planned school, are still being built.
Ajman Uptown is a single Sweet Homes Group masterplan focused on villas and townhouses with a newer apartment component. Al Helio offers a broader, longer-established mix of apartments, villas and plots across three distinct sub-areas, while Emirates City, just south of Ajman Uptown, is geared more toward apartment living.
Yes. As a freehold community, Ajman Uptown allows non-UAE nationals to purchase villas, townhouses, apartments and plots with full ownership rights, subject to standard registration procedures.
Villas and townhouses remain the community's established core, but more apartment buildings are being added. Apartments are a newer category here, with less established resale data than the villa and townhouse stock.
Not exactly. Ajman Uptown sits within the wider Al Zahya area but is its own distinct, gated Sweet Homes Group masterplan rather than being interchangeable with Al Zahya as a whole.
