Al Zahya is a growing residential community in Ajman, positioned between Sheikh Mohammed Bin Zayed Road (E311), Al Zahya Street, and Al Hamriyah Road (S144). Note: Al Zahya in Ajman is a distinct community from the much larger “Al Zahia” master development in Muwaileh, Sharjah; the two are sometimes confused online but are in different emirates, with different developers and scale.
The community is built around two main sub-areas: Zahya Ajman Uptown, a gated master project offering apartments, villas, and townhouses alongside retail and commercial space, and Al Maha Village, a large residential plot development launched in 2019 offering land for custom-built villas and townhouses. Together, these give Al Zahya a broader property mix than some of Ajman's purely villa-led communities.
Al Zahya sits within Ajman's designated freehold framework, allowing eligible buyers, including non-UAE nationals, to purchase property here with full ownership rights, subject to standard registration with the Ajman Department of Land and Real Estate Regulation. The area is still under active development in parts, with new plots, buildings, and amenities being added as the community matures.
Al Zahya suits families wanting a spacious, relatively affordable home with room to grow, investors drawn to entry prices that are generally lower than in neighbouring communities like Al Yasmeen and Al Helio, and buyers who don't mind trading some immediate convenience for more space and quieter surroundings. It's a less natural fit for buyers wanting immediate walkable retail, since the community's own commercial and mall infrastructure is still developing.
Al Zahya benefits from direct proximity to Sheikh Mohammed Bin Zayed Road (E311) and Al Hamriyah Road (S144), giving residents straightforward access to central Ajman, Sharjah, and Dubai. Depending on traffic and the exact route, Sharjah and Dubai are generally reachable in 20–40 minutes. Sheikh Mohammed Bin Rashid Al Maktoum Street also provides access to the commercial district of Al Jurf 3.
Public transport in Al Zahya is still relatively limited; residents can access bus stops such as Al Bait Metwahhed and ADNOC Al Muntazi, which are generally a 12–13-minute drive away, but most residents rely on private vehicles or taxis for daily commuting.
Families in Al Zahya have access to nearby schools, including branches of Al Ameer English School and the Secondary Technical School, which are generally reachable in about a 12-minute drive. Nurseries, including those near Al Raqaib Park, are also a short drive from the community.
For medical care, residents typically travel a short distance to clinics and larger hospital facilities in neighbouring Ajman districts. As with schools, exact healthcare options and distances are worth confirming for your specific property, since Al Zahya itself is still building out its own on-the-ground amenities.
Al Zahya has a small but growing number of local restaurants and cafeterias, including Al Tamer Restaurant, Kookh Al Shey, and Al Madina Restaurant and Cafeteria for casual and fast-food options. For Arabic cuisine, Mughlai Junction on E311 is a nearby option. Compared with more established Ajman districts, dining options in Al Zahya remain limited, and residents often drive a short distance to central Ajman or Sharjah for a wider selection of restaurants and cafés.
Al Zahya is served by several community mosques, including Salam Bin Abdullah Al Naeemi Mosque, Khalifa Bin Bakhit Matroushi Mosque, and Maryam Saeed Al Shamsi Mosque, as well as nearby options such as Masjid Al Helio. For residents of other faiths, the nearest churches are in central Ajman, roughly a 15–25-minute drive, depending on the specific place of worship.
Al Zahya does not currently have its own shopping mall, though residents can shop for everyday essentials at local supermarkets such as Bayt Supermarket and Uptown Foodstuff Trading within the community. For a full mall experience with larger retail, entertainment, and cinema options, residents typically drive to City Centre Ajman or Ajman China Mall, generally within a 10–20-minute drive, depending on traffic and the exact starting point within Al Zahya.
For green space, residents have access to nearby parks such as Al Hamidiya Park, as well as attractions such as Al Tallah Camel Racecourse within a reasonable driving distance. Community sports facilities, including basketball and tennis courts, are also available within Al Zahya itself.
Like much of residential Ajman, Al Zahya is a quiet, family-oriented community rather than an entertainment destination. Evenings here typically revolve around home life, community parks, and casual dining rather than bars, clubs, or late-night venues. Residents looking for a livelier evening out, including hotel bars, lounges, or late-night dining, generally travel toward central Ajman, the Corniche area, or neighbouring Sharjah and Dubai, where these options are more established.
Al Zahya is still very much a community in progress; much of the surrounding area remains under construction, with new residential buildings, plots, and amenities being added over time. This means the exact look, feel, and level of finished infrastructure can vary noticeably between different pockets of Al Zahya, and it's worth visiting a specific property in person to understand its immediate surroundings before committing, particularly for off-plan or newly developed sections.
Al Zahya offers one of the broader property mixes among Ajman's villa-led communities, spanning apartments, villas, townhouses, and residential plots across its two sub-areas.
Villas in Al Zahya are typically available in 3- to 5-bedroom configurations, with some larger homes up to 7 bedrooms also on the market. Built-up areas commonly range from around 1,800 to 3,000 sq ft. Most villas include en-suite bedrooms, a built-in wardrobe, a maid's room with bathroom, a barbecue area, private outdoor space, and dedicated parking.
Townhouses, mainly found within Zahya Ajman Uptown, typically come in 3- to 6-bedroom layouts, offering a similar family-oriented specification to the villas: spacious bedrooms with attached bathrooms, a maid's room, a study room in some layouts, and dedicated parking, generally on a more compact footprint than a standalone villa.
Apartments in Al Zahya are available in studio, 1-, 2-, and 3-bedroom configurations, mainly within Zahya Ajman Uptown's residential buildings. Each unit typically includes a master bedroom with an attached bathroom, a kitchen, and a combined living and dining area with a balcony, offering a more accessible entry point into the community for buyers or tenants who don't need a full villa.
For buyers looking to build a custom home, Al Zahya offers residential plots primarily in Al Maha Village, generally ranging from 1,700 to 5,000 sq ft. As with any plot purchase, confirm the exact permitted uses, building regulations, and required permits with the relevant Ajman authority before purchase.
