How much does an apartment cost in Ajman in 2026?
Across the whole emirate, apartments listed for sale in September 2026 averaged about AED 842,000, with asking prices down about 10% over six months. Luxury waterfront stock such as Al Zorah pushes that average up. In the budget districts below, most studios and one-bedroom flats sit well under AED 500,000. The price and yield figures in this guide are average asking prices and “up to” gross yields from live UAE property listings in September 2026. They change monthly, so treat them as a starting point, not a valuation.

1. Al Nuaimiya: best for budget studios near Sharjah
Al Nuaimiya is one of Ajman’s longest-established high-rise districts, right next to the Sharjah border. Well-known buildings include Al Naemiya Towers, City Tower and Al Nuaimiya Towers C. Thumbay Hospital is in Al Nuaimiya 1, and Ajman City Centre is close by.
- Studios: asking prices of about AED 220,000 to AED 379,000, averaging around AED 262,000.
- Rent: studios average about AED 19,000 a year, with advertised yields of up to 6.25%.
- Best for: first-time buyers and anyone who works in Sharjah.
- Watch for: older buildings with dated finishes, and busy streets with limited parking.
2. Garden City: best value for family-size flats
Garden City is a mid-rise community in the Al Jurf area, close to Ajman University. It includes towers such as Almond Towers, Jasmine Towers, and Mandarin Towers, and it is one of the few places in Ajman where a two-bedroom flat can still cost under AED 400,000.
- Prices: apartments are listed from about AED 240,000 to AED 600,000, averaging around AED 367,000. Two-bedroom units average about AED 399,000.
- Rent: studios average about AED 20,000 a year, one-bedrooms about AED 26,500, and two-bedrooms about AED 36,800. Advertised yields reach up to 8.55%.
- Best for: families and yield-focused investors.
- Watch for: a small market of roughly 200 listings, so choice is limited, and resale can take longer.
3. Ajman Downtown: central living near the Corniche
Ajman Downtown sits in the centre of the emirate, near the beach and Corniche. Its main apartment buildings include Horizon Tower, Ajman Pearl Towers and Al Khor Towers.
- Prices: Horizon Tower studios are listed from about AED 265,000 to AED 398,000, averaging around AED 288,000. Across the tower, apartments average about AED 460,000, and Ajman Pearl Towers average about AED 644,000.
- Rent: apartments average about AED 34,800 a year, with advertised yields of up to 8.49%.
- Best for: buyers who want to walk to the beach, shops and restaurants.
- Watch for: prices that vary by building. Asking prices fell about 9% at Ajman Pearl Towers and 15% at Al Khor Towers over six months, so compare building-level trends before you commit.

4. Al Rashidiya: the widest choice of apartments
Al Rashidiya has the most apartment listings in Ajman, with over 4,000 flats listed for sale. It mixes older towers, such as Falcon Towers and Al Rashidiya Towers, with newer buildings like Gulfa Towers and Oasis Tower.
- Prices: apartments range from about AED 265,000 upwards, averaging around AED 760,000. Falcon Towers studios cost about AED 260,000 to AED 290,000 (average about AED 236,000), and one-bedroom flats across the area average about AED 486,000.
- Rent: studios average about AED 25,600 a year, with advertised yields of up to 6.27%.
- Best for: buyers who want to compare many options, from the cheapest studios to new towers.
- Watch for: a wide gap between older and newer buildings. Compare like with like.
5. Emirates City: modern towers on the E311
Emirates City is a high-rise master community on Sheikh Mohammed Bin Zayed Road (E311), offering quick access to Dubai. Popular buildings include Lilies Tower, Lavender Tower, Goldcrest Dreams, Paradise Lakes and Garden Residences.
- Prices: apartments start from about AED 350,000 and average around AED 537,000. Studios average about AED 349,000.
- Trend: asking prices rose about 8% over six months, and advertised yields reach up to 6.81%.
- Best for: Dubai commuters who drive, and buyers who want newer towers.
- Watch for: a location that relies heavily on driving, with fewer walkable amenities than central Ajman.

6. Al Yasmeen (Al Ameera Village): new-build apartments
Al Yasmeen is mainly a villa district. However, Al Ameera Village inside it has become one of Ajman’s busiest new apartment hubs, with much of the stock sold off-plan or recently completed.
- Prices: studios are listed from about AED 345,000 to AED 480,000, averaging around AED 359,000. One-bedroom flats average about AED 603,000.
- Trend: both studio and one-bedroom asking prices rose about 12% over six months.
- Best for: buyers who want a brand-new unit with a developer payment plan.

What about Al Helio and Al Rawda?
Earlier versions of this guide listed Al Helio and Al Rawda as apartment areas. They are mainly villa and residential plot districts. In September 2026, live listings showed only around a dozen apartments for sale in Al Helio and a handful in Al Rawda. They are good options if you want a villa, but not if you are looking for an affordable flat.
Which Ajman area suits your budget?
- Under AED 300,000: older towers in Al Nuaimiya, Al Rashidiya (for example, Falcon Towers) and Ajman Downtown (Horizon Tower studios).
- AED 300,000 to AED 450,000: two-bedroom flats in Garden City, or studios in Emirates City and Al Ameera Village.
- AED 450,000 and above: one-bedroom apartments in newer Al Rashidiya towers and Al Ameera Village, or larger units in Emirates City.
- Move-in ready: furnished apartments are most common in central districts.

Frequently asked questions
Are listing prices the same as actual sale prices?
No. Listing averages are asking prices, and deals often close below them. The Department of Land and Real Estate Regulation publishes real estate unit transaction data through Ajman’s open data portal, which you can use to check actual activity.
How do I work out an apartment’s rental yield?
Divide the annual rent by the purchase price and multiply by 100. For example, a AED 262,000 studio rented at AED 19,000 a year gives a gross yield of about 7.3%. Subtract service charges, maintenance and empty months to estimate your net return.
Do Ajman apartments have service charges?
Yes. Owners in jointly owned buildings pay annual service charges for shared areas and maintenance, under Ajman Law No. 3 of 2020 on owners’ affairs. Ask for the building’s current rate and payment history before you buy, as charges vary widely between towers.
Can I get a mortgage on a budget studio?
Often, yes. Under Central Bank of the UAE rules, expat residents can borrow up to 80% on a first home and up to 50% on off-plan property. However, each bank sets its own minimum loan size and building criteria, so get pre-approval for the specific unit.
What do I need to do before renting out my apartment?
Residential leases must be attested through the Municipality and Planning Department’s Tasdeeq service. The attestation fee is 2% of the rental value, with a minimum of AED 400 for expatriates.
What protects me if I buy off-plan?
Off-plan projects must be registered with the Department, and your payments must go into the project’s escrow account. You receive an initial registration certificate until handover, when it is converted to a title deed.
Can foreigners buy in all of these areas?

Can a budget apartment get me a Golden Visa?
Not on its own. The property route to the UAE Golden Visa requires property worth at least AED 2 million, which is well above the prices in these areas.
What should I check before buying a resale apartment?
Check that the title deed matches the seller’s ID. Confirm that service charges are cleared so the developer NOC can be issued, and find out whether a tenant is living there under an attested lease. An existing lease can affect when you can move in.
Why do property websites put the same tower in different areas?
Each listing website draws its own area boundaries. For example, Ajman One Towers can appear under Al Rashidiya on one site and under Ajman Downtown or Al Sawan on another. Always compare prices by building name, not only by area.
